This full home renovation on Kaiwaka Mangawhai Road transformed a tired, run-down country property into a modern, market-ready home designed to appeal to a wide range of buyers.

The home required a complete overhaul both inside and out. The renovation focused on improving layout, functionality and overall appeal to suit modern living. The result is a home that feels light, spacious and practical, with a layout that works for everyday life and appeals to prospective buyers.

Smart layout changes

Key changes were made to improve flow and usability throughout the home. Downstairs, the layout was reconfigured to include a guest toilet and a new laundry space within the garage, complete with fresh garage carpet. An outdated spa room positioned within the dining area was transformed into a dedicated media room, adding flexibility and value.

The new kitchen is a standout feature, fitted with an engineered stone benchtop, induction cooktop, wall oven, integrated dishwasher and space for a double fridge. It connects seamlessly to the open plan dining and living area, creating an inviting space that flows out to the deck. Oak laminate flooring adds warmth and durability throughout the living spaces.

Modern living upstairs

Upstairs, the layout was also improved to better suit family living. Three bedrooms feature new carpet, sleek white shutters and generous storage, including a new walk-in wardrobe and ensuite in the main bedroom suite.

Both the family bathroom and new ensuite have double ceramic vanities set in engineered stone, delivering a clean, modern finish. An open plan office area adds further functionality, ideal for working from home.

Exterior transformation

The home’s exterior was updated with a modern black stain, giving it a contemporary edge. New double glazed joinery improves both comfort and energy efficiency, while completing the home’s refreshed look.
